  • What is your Screening Criteria for Tenancy?

    Screening Criteria


    The Leonard is an equal opportunity housing provider and does not discriminate on the basis of race, color, national origin, religion, sex, disability, or familial status.


    This unit is a non-smoking unit. Marijuana may not be smoked in or grown at this unit. All lessees/tenants at this property must abide by the lease and any rules as published, provided or posted. All applicants that are required to sign the lease must pass the following screening criteria.


    General

    • Information provided on the application must be complete and accurate.

    • Information provided on the application must be truthful and not falsified.

    • Supporting documentation provided , e.g. check stubs, tax return forms, copies of social security cards, etc., must not be fraudulent, redacted and/or edited.

    • The social security number provided by the applicant must match the social security number on file with credit bureaus.

    • The applicant’s birth date must match the birth date on file with the credit bureau and criminal background screening services.

    • The applicant must be 18 years of age or emancipated by a court of law.

    • The applicant must have completed an in person viewing or viewing by proxy (proxy must be disclosed to Calder Properties prior to showing).


    Income

    • The applicant must have a monthly take home pay plus other legal and verifiable income equal to or greater than three (3) times the monthly rent.

    • The applicant’s income must be lawful and verifiable.

    • The applicant must have held consistent and verifiable lawful employment over the past Three (3) months or receive a verifiable fixed lawful income, such as SSI or pension.


    Credit

    • The applicant must not have unpaid debt collections or charge offs, excluding medical or educational collections, greater than $500 within the past 12 months.

    • The applicant must not have unpaid debt collections or charge offs, excluding medical or educational collections, greater than $2500 within the past 60 months.

    • The applicant must not have a bankruptcy, excluding dismissed or discharged bankruptcies, within the past 60 months.

    • The applicant must not have 4 or more accounts in collections excluding medical or educational collections.

    • The applicant must not have any past due payments exceeding 30 days for personal credit within the past 6 months, including but not limited to car loans, credit cards, personal lines of credit, trade accounts, etc.

    • The applicant must not have more than $2,500 in total garnishments within the past 60 months.

    • The applicant must not have any active garnishments at the time of application.

    • The applicant must not have any repossessions or money judgments within the past 36 months.

    • The applicant must not have any outstanding fees, fines or other monies owing to any court.


    Utilities

    • The applicant must not have any unpaid or past due utility bills, excluding telecommunication in the past 12 months, and must not have any unpaid utility bills still outstanding exceeding $250 in the last 60 months.

    • The applicant must not owe a previous landlord/lessor for past due utilities.

    • The applicant must be able to get all utilities in their name.


    Criminal

    • Applicants will be denied tenancy if they have been convicted of any of the following crimes:

    o Terrorism

    o Murder

    o Kidnapping

    o Check Forgery or Related Crime

    o Child Pornography

    o Arson

    o Weapons-Felony firearms

    o Assault-with Intent to great bodily harm

    o Sex related crimes


    • Applicants will be denied tenancy if they have been convicted of any of the following crimes within the past 10 years:

    o Endangering Children

    o Narcotics Activity

    o Gang or Related Activity

    o Probation or PPO Violation

    o Fraud, including ID Theft


    • Applicants will be denied tenancy if they have been convicted of any of the following crimes within the past 5 years:

    o Prostitution or Prostitute Solicitation

    o Receiving or Possessing Stolen Property

    o Disorderly Conduct

    o Drunk Driving

    o Mischief, including Property Damage

    o Assault, Domestic Violence, Burglary, Theft, Home Invasion, Larceny or Retail Fraud.


    • Applicants will be denied tenancy if they have been convicted of any of the following crimes within the past 2 years:

    o Environmental Crimes

    o Marijuana Offenses

    o Corruption of Minors


    Rental History & Evictions

    • Applicant must not have been evicted or the defendant in a court case in which a judgement was entered within the past 5 years,

    • The applicant’s current/previous landlord(s) will return or has returned a portion of the applicant’s security deposit.

    • The applicant’s current/previous landlord(s) would enter into another lease with the applicant.

    • The applicant must not owe a previous landlord money

    • The applicant must not have more than 1 late rent payment with the last year, and no more than 3 late rent payments within the last 3 years.

    • The applicant must not have more than 1 NSF payments within the last year, and no more than 3 NSF payments within the last 3 years.




  • Who needs to fill out an application?

    Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.

  • Do you run background checks?

    Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history. 


    If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

  • Do you require a security deposit?

    Yes. The amount varies per rental and is equal to one months rent.

  • How long is the lease term?

    Leases normally run for one year, sometimes with an option to renew.  Depending on the unit, we may be able to work with you on different terms.

  • How often is rent due and how can I pay it?

    Rent is due monthly usually on the 1st of each month. 


    Depending on the property, you may be able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).


    One-time payments may also be available in your tenant portal. 


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed. 


    Alternatively, you can drop off or mail a personal check, certified check, or money order to our office at any time.

  • When can I schedule a showing?

    Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accomodate your schedule.

  • How quickly can I move in?

    We will work to get you moved in according to the timeline that woks best for you. Your move in date depends on the status of the property you will be leasing.

  • If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement. 


    If there are any damages that are not covered, please let us know and we may have a contractor that we can recommend.

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • How do I access my Tenant Portal?

    If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.

  • Are you accepting any new landlords and rentals to manage?

    To ensure the same high level of service and quality, we may only accept new properties if we have the capacity depending on the time of year.


    Our main goal is to help manage your properties, remove all the stress and headaches, free up your time, and generate passive income on your real estate investments.


    Please contact us to check if we have availability to manage new rentals for you.

  • What is your management fee?

    We will work with you to find a management fee structure that works for your rentals and is a win-win for everyone.

  • Where will my property be advertised?

    We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.  


    We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

  • How often will I receive distributions & how are they made?

    Owner's distributions are typically disbursed by the 15th of the following month by either check or ACH.

  • Do you screen the tenants you lease to?

    As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

  • Can I login to an owner portal to view payments?

    Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties.
